Inspection and damage assessment
Moisture detection equipment and moisture meters map the extent of the affected area, including areas with hidden moisture. The inspection identifies the water source, the affected materials and the restoration requirements before any demolition begins.
Containment
The work area is isolated so spores are not carried into unaffected rooms. Negative air pressure and HEPA air filtration hold airborne particulate inside the containment for the duration of the work.
Removal of contaminated materials
Water-damaged porous materials that cannot be cleaned — colonised drywall, insulation, carpet pad, damaged trim — are cut out and bagged for disposal. Non-porous and semi-porous surfaces are cleaned rather than removed where cleaning is appropriate.
Antimicrobial treatment
Eligible water-affected surfaces receive an EPA-registered antimicrobial applied according to product-specific application requirements, supporting contamination control on the materials that remain in place.
Drying and dehumidification
Industrial air movers and commercial dehumidifiers bring the remaining building materials back to a dry standard. Without this step the same conditions return and so does the growth.
Monitoring and verification
Moisture content readings are compared between affected and unaffected materials until drying verification is complete, and the work is documented with readings and photographic evidence.
