Ground moisture evaporation
Exposed or inadequately covered soil releases moisture continuously into an enclosed space. Without a vapour barrier, crawl space framing stays damp year round.
Crawl space mold removal treats mold in crawl spaces where it actually sits — on floor joists, subflooring and fallen insulation — and corrects the ground moisture and ventilation conditions feeding it. We work in limited-access areas, remove contaminated insulation, treat structural wood and verify drying. Free on-site evaluation in Marietta.
A crawl space is an area with limited access and almost no air exchange, directly above bare or poorly covered soil. Moisture evaporating from the ground condenses on the cool underside of the subfloor, and that is where mold growth on structural wood begins. Because nobody goes down there, crawl space water damage is usually discovered through odour upstairs or sagging insulation rather than by sight.
If two or more of these are present, the underlying condition is usually larger than what is visible. A free on-site evaluation with moisture readings establishes the real extent before any work is scoped — call (770) 206-7911 to arrange one.
Exposed or inadequately covered soil releases moisture continuously into an enclosed space. Without a vapour barrier, crawl space framing stays damp year round.
Heavy rainfall and poor exterior grading push surface water into the crawl space, leaving standing water under the structure.
Supply and drain lines running through the crawl space leak unnoticed. Prolonged leaks saturate insulation and subflooring directly.
Vents obstructed by soil, landscaping or stored material trap humid air against cool structural surfaces, producing trapped moisture and condensation.
Our process
Each step is documented, and the job closes on moisture readings rather than on appearance.
Access is established and the full area is assessed — soil condition, standing water, insulation state, moisture readings on joists and subflooring, and the condition of any existing vapour barrier.
Accumulated water is extracted and saturated debris cleared so the area can be dried rather than simply sealed over.
Moldy insulation and contaminated material are bagged and removed. Leaving it in place preserves the contamination and blocks drying of the wood above it.
Joists, girders and subflooring receive appropriate treatment procedures after cleaning, supporting mold prevention on the components that stay.
Air circulation and dehumidification reduce moisture content in structural wood. Vapour and drainage recommendations are given so the condition does not simply recur.
Moisture readings on joists and subflooring are compared against unaffected materials to confirm drying completion.
Materials assessed
Removal is decided by material and by moisture reading, not by how the surface looks. Porous materials that have absorbed water are removed; non-porous and semi-porous materials are cleaned, treated and dried in place wherever that is appropriate.
Where a job overlaps with other work — a water source that also affected moldy insulation removal or basement mold remediation — it is scoped as one project so nothing is left damp between two separate visits.

Air moves from a crawl space into the living space through floor penetrations, duct chases and pressure differences. That is why a musty odour at floor level is often the first thing people notice, even with no visible growth indoors.
Only the sections that are wet, contaminated or fallen. Dry, intact insulation in unaffected bays is left. Contaminated batts hold moisture against the subfloor and cannot be cleaned effectively.
Moisture control: ground vapour management, correcting exterior drainage, repairing the leak if there is one, and keeping the space dry. Treatment without moisture control is a short-lived result.
Yes. Limited-access work is normal for this service. The evaluation establishes access height and any obstructions so the scope and equipment are correct before the crew arrives.
Coverage
This service is available throughout Marietta and Cobb County. These neighbourhood pages cover the moisture conditions we see most often in each area.

Water travels, so these jobs often come as a pair. If more than one applies, they are scoped together.
